What if the test is positive?
We don't do asbestos abatement — Florida law requires a licensed asbestos abatement contractor for that, and it's a different scope of work entirely (sealed containment, negative-pressure ventilation, certified disposal). We'll refer you to a licensed local abatement contractor we trust, and once they've cleared the area we'll come back and handle the drywall finishing. Total project cost goes up significantly when abatement is involved (often $1,500–$3,500 per room) — but you do not want to scrape an asbestos ceiling yourself or have it done dry by a non-abatement contractor.
What the process actually looks like
- Day 0 — Free estimate. We walk through the ceiling, measure, talk through finish options (smooth vs. knockdown), and give you a written quote. For most jobs we can quote from photos.
- If needed — asbestos test. 24–48 hours through a local lab. Around $50. Only required for pre-1985 homes.
- Day 1 — Protect and scrape. Plastic sheeting wall-to-ceiling, plastic on floors, anything fragile in the room covered. We mist the popcorn texture (this controls dust and softens the material), then scrape. Inspect the bare drywall for any damage that was hiding underneath.
- Days 2–3 — Skim coat. Two to three thin coats of joint compound across the whole ceiling, sanding between coats. This is the part that takes skill — a flat, smooth ceiling shows every roller mark and ridge in side light.
- Day 3 or 4 — Prime and paint. Stain-blocking primer (especially over any old water marks), then your choice of smooth ceiling paint or knockdown texture. Final inspection.
Single rooms are usually 1–2 working days. Whole-home jobs are typically 4–7 working days depending on square footage and ceiling height.

Pick smooth Level 5 if:
